How we can support you?

Submitting key information to the BSR

The Building Safety Act have introduced a new regulation system to improve the safety of higher-risk residential buildings – at least 18m tall or at least seven floors. Three gateways have been introduced – [1] Gateway one – planning & design phase, [2] Gateway two – construction phase and [3] Gateway three – completion phase.

These are significant changes, in particular Gateway 2 which demands the Client to submit key information to the Building Safety Regulator (BSR) demonstrating how they are complying with building regulations, and construction cannot commence until approval.

Reports suggest applications are too often lacking level of detail and documentation required to progress successfully, leading to project delays and this is where Aspex can help.

As one of UK’s leading manufacturer of timber doorsets for all sectors, Aspex are proactively equipped with the deliverables demanded by Gateway 2.

Fire certification & PAS24 Security

With a bank of verified certificates, testing evidence demonstrating performance and ongoing testing programs, Aspex manufacture made-to-order fire-rated doorsets and PAS24 security timber doorsets compatible with a variety of locking systems including mechanical and electronic locking (Salto, TLJ and NSP).

We are a Platinum Business Partner of Salto and our dedicated GAI consultants understand technical details are equally as important as design, so they can propose mechanical ironmongery options matching specification and compliance with confidence.

Thorough technical submission

Technical, project-specific submissions prepared in-house include creative documents comprising BIM & CGIs allowing visual appreciation of the agreed package, combined with product data sheets, test reports and detailed schedules representing the complete doorset & ironmongery package. NBS (Uniclass/CAWS) specification prepared by Aspex’s technical team using NBS Chorus can be easily imported into your project specification.

Helping with successful technical submissions...

Clients, contractors and architects benefit from finding their complete doorset and ironmongery package from one supplier, Aspex, greatly reducing the risk of specification conflict and non-conformance. Therefore, if any changes are made to specification, there is a clear change management process powered by one team. Aspex stands in favour of early involvement from manufacturers to help build a bank of information that can contribute towards a successful submission and approval.

In general, Gateway 2 presents the opportunity for Aspex to showcase their fine expertise supplying higher-risk projects and work closer with project teams to help achieve successful technical submission.
